If you've been keeping half an eye on Wethersfield real estate this summer, you already know the vibe: fast, competitive, and not showing many signs of slowing down. If you haven't been watching closely, here's the short version — July brought fewer new listings, higher asking prices, and homes moving noticeably faster than they did in June.

 The Numbers: Where Wethersfield Stands

Here's how single-family activity in Wethersfield compared from June to July:



A few things jump out immediately.

Inventory got tighter. New listings dropped from 37 in June to just 24 in July — a 35% pullback. Fewer sellers are testing the market right now, which is only adding to the squeeze buyers are already feeling.

Sellers are pricing higher. The median new list price jumped from $419,900 to $467,500 — an 11%+ increase in a single month. Homes are moving fast — really fast. Average days on market was cut nearly in half, from 22 days down to just 10. Median days on market ticked down slightly too, from 6 to 5. Fewer homes are sitting around; the ones that hit the market are getting snapped up.

Sale prices held steady to up. The median sale price rose from $440,000 to $450,000. The average sale price actually dipped slightly, from $474,927 to $457,810 — likely a reflection of which specific homes closed in July rather than a sign of softening, especially with the median telling a stronger story and days on market compressing this much.

Fewer closings. 29 homes sold in July compared to 33 in June — not a dramatic shift, but consistent with the drop in new inventory feeding the pipeline.



What This Means If You're Selling

This is still very much your market, and July's numbers back that up. With homes going under contract in about a week on average, well-priced, well-presented homes aren't lingering. If anything, the sharp drop in new listings works in your favor — less competition for buyer attention right now than there was a month ago.

Just don't over-read the higher asking prices as a blank check. Price too aggressively and you risk being the outlier that breaks the fast-moving trend. The homes selling quickest are the ones priced to reflect what's actually closing, not just what neighbors are asking.

 What This Means If You're Buying

Buying in Wethersfield right now means moving fast and coming prepared. With the average home going under contract in 10 days — and the median in just 5 — there's very little room for a leisurely decision process. Financing pre-approval, a clear list of must-haves, and a readiness to act the day a home hits the market are non-negotiable right now.

The silver lining: with fewer new listings competing for attention, you're not up against as many other buyers touring the same open houses as you might have been earlier in the summer. But that also means your options are more limited, so when the right home does show up, you'll want to be ready to move on it immediately.
